Robert W. Gundlach, Jr., Esq.
Bucks County Office

Rob is a partner in the firm's Real Estate Department and is a recognized authority in the field of eminent domain law in the Commonwealth of Pennsylvania. Rob handles a broad range of real estate-related matters, including eminent domain, zoning and land use. He is a member of the firm's Condemnation Group and the co-chair of the firm's Zoning and Land Use Group.

Through Rob 's eminent domain practice, he has represented numerous property owners in complex condemnation cases. These cases have involved the taking of land that was not being used for its “highest and best use” at the time of the filing of the Declaration of Taking. In these cases, Rob works with the client and engages a variety of expert witnesses to show how the property could have been developed in order to obtain just compensation. Rob has also represented property owners with the filing of de facto petitions to commence the condemnation process and preliminary objections to stop them. Rob also has extensive experience with the filing of claims for the recovery of delay compensation and attorney fees.

Rob represents numerous developers, builders and property owners with their land use, zoning and subdivision/land development work in Philadelphia and the surrounding Pennsylvania suburbs. Rob's expertise in zoning and land use law is an asset in the representation of property owners in prosecuting their eminent domain damage claims, particularly those involving properties not being used for their highest and best use at the time of the taking (i.e., raw land). Rob is also involved in commercial litigation in the areas of landlord/tenant disputes, tax assessment appeals, mortgage foreclosures, public bid disputes and damage claims in construction projects. He is also a member of the firm's Construction Law Group.

Rob is active with the Home Builders Association of Bucks and Montgomery Counties, (where he is on the Board of Directors and the Government Affairs Committees), the Home Builders Association of Chester and Delaware Counties, and the Building Industry Association of Philadelphia. He is also active with the International Council of Shopping Centers. Rob is an author and frequent lecturer on zoning and land use subjects in the Commonwealth of Pennsylvania. Rob is speaker for the Pennsylvania Bar Institute on “hot issues” in Pennsylvania zoning and land use laws.

Rob is admitted to practice in Pennsylvania and New Jersey. He is a member of the American, Pennsylvania and Bucks County Bar Associations. Rob served as chair of the Bucks County Bar Association's Real Estate and Land Use Committee for more than five years and remains an active member; served as a board member on the Bucks County Planning Commission; and was appointed to serve on Bucks County 's Open Space Task Force by the County Commissioners. In addition, he was appointed by the County Commissioners as a presenter for the Bucks County Small Business Conference and he also served as a Committeeman for the Bucks County Republican Party. Rob currently serves as a board member of the Bucks County Community College Authority.

Rob graduated cum laude from Temple University School of Law, where he was a member of the Temple Law Review and received the Arthur L. Berns Memorial Prize for outstanding work in the field of real estate law. He received his undergraduate degree from Indiana University of Pennsylvania, where he graduated magna cum laude with a major in Finance.
